1

Which service do I actually need?

If you are changing, adding or building anything, you need Service 03 or 04. If you only need drawings of your space as it is today, Service 02. Not sure if your idea is allowed? Start with Service 01.

2

Can I just buy the cheapest one — Existing Conditions?

Only if you want a record of what exists. Existing Conditions drawings show no new work, so the city will not issue a permit from them. Buying it and then upgrading costs you more time.

3

Is the price really final?

Yes. Our rates are published and all-inclusive for the service you choose — what you see is what you pay. Your total is confirmed during your consultation. City fees and outside consultants are separate.

4

What does “per square foot” mean?

The fee is based on the floor area of the space we measure or design, per unit. Example: a 1,200 SF permit set at $2.50/SF is $3,000. Per-SF services cover 400–3,600 SF per unit, up to 2 units.

5

Do I need a permit?

Most additions, structural changes, basement finishes, major remodels and new homes require a city building permit. Painting, flooring and like-for-like replacements usually don't. Feasibility will tell you for sure.

6

Are city permit fees included?

No. Permit, plan-review and inspection fees are set and charged by your city and paid separately. We prepare and submit the drawings; the city's fees are not part of our price.

7

Do I need an engineer or a survey?

Sometimes. Some cities require an engineer's stamp for certain structural work or a property survey for additions near lot lines. We tell you early if your project needs either.

8

How long will it take?

It depends on project size and your city's review schedule. After your consultation we give you a drafting and permit schedule before any work begins.

9

Can I change the design later?

Design is reviewed with you before the permit set is finished. Changes after the permit is issued may need resubmittal to the city and additional fees — we confirm this in your agreement.

10

Will you also build it?

Yes. Mognova is a licensed general contractor for residential and light commercial work. Construction is quoted separately from drafting, and having one team avoids design-vs-field conflicts.

11

What should I have ready?

Your property address, photos of the space, your ideas or wish list, and any old plans or survey you have. You don't need to know the technical terms — that's our job.

12

Are you licensed and insured?

Yes — licensed, bonded and insured in Minnesota: Contractor Registration IR796729, Qualifying Builder QB807617, Residential Contractor License BC807578.

13

What happens at our first meeting?

We listen to your goals, look at your property, recommend the right service, and confirm your total fee. You leave knowing exactly what you are paying for.

14

My contractor says I don't need drawings. Is that true?

If the work needs a permit, the city requires drawings. Unpermitted work can fail inspection and cause problems with insurance and when you sell.
